Job Description

Boutique, DC-based, mixed-use developer seeking an experienced Senior Construction Manager to add to the team. This self-capitalized developer has a significant pipeline for 2025 and beyond and is looking for an additional person to support this work. This Senior CM will be joining a small but growing team and will have the chance to come in and make an immediate impact on their high-end, mixed-use portfolio.

Responsibilities:

• Oversee general contracting activities for new construction and construction improvement projects.
• Coordinate development and approval of architectural and engineering construction drawings. Review plans, facilitate permit procurement with partners, manage bid process, oversee improvements with the property team and close out projects.
• Work with municipalities to secure permitting
• Solicit, prepare and evaluate bid documents and review contracts to ensure complete scope coverage.
• Work with our partners to facilitate site visits as part of the RFP process and meet with all necessary parties to facilitate obtaining necessary building permits.
• Summarize all pricing, level bids, and present an analysis comparing the bids to the original cost out estimates.
• Manage the construction process by conducting regular job site meetings with subcontractors, owner representatives, architects, engineers, consultants, and other project personnel.

Requirements:

• Bachelors in Engineering, Construction Management, or related field
• 7-15 years of construction management experience (open to GC or Developer background)
• Experience on large, ground-up mixed-use projects, ideally high-rise and wood-frame
