Affordable Housing Specialist

We are seeking a knowledgeable and customer-focused Affordable Housing Specialist with Section 8 housing experience. The ideal candidate will be responsible for leasing affordable housing units, ensuring compliance with HUD and Section 8 program requirements, and supporting residents through the application and move-in process. This role plays a vital part in maintaining occupancy levels, building strong resident relationships, and ensuring regulatory compliance.

Key Responsibilities:

• Conduct leasing activities for affordable housing units, including marketing, showing units, and assisting with applications.
• Process and certify Section 8 applications, annual re-certifications, and interim recertifications in compliance with HUD guidelines and local housing authorities.
• Verify applicant eligibility by collecting and reviewing required income documentation, third-party verifications, and other necessary forms.
• Ensure full compliance with Fair Housing laws, HUD regulations, and company policies.
• Coordinate and schedule move-ins, inspections, and lease signings.
• Maintain accurate records in property management software (e.g., Yardi, Entrada, RealPage, or similar).
• Respond to resident inquiries, complaints, and maintenance requests with professionalism and urgency.
• Assist in rent collection, late notices, and other administrative support duties.
• Work closely with housing authorities and compliance teams to ensure accurate and timely reporting.
• Support community engagement and resident retention efforts.

Requirements:

• 2+ years of leasing or property management experience, with strong knowledge of Section 8 and HUD housing programs.
• Familiarity with LIHTC (Low-Income Housing Tax Credit) is a plus.
• Strong understanding of Fair Housing laws and affordable housing compliance.
• Experience with property management software (e.g., Yardi, RentCafe, or similar).
• Excellent customer service, communication, and organizational skills.
• Ability to handle sensitive information with discretion and accuracy.
